The village of Monsagrati is located at 9 km / 6 miles north-west of Lucca and east of Viareggio (at 18km/11 miles) and Lake Massaciuccoli (at 24km/15 miles) home of the famous annual Puccini Festival. There are shops and a restaurant in the village (at 2 km / 1 miles) and several beaches along the coast, particularly in Lido di Camaiore (at 12 km / 8 miles) and chic in Forte dei Marmi (at 40 minutes) where there is even a golf course.

The two wings are connected by a terrace that runs the entire length of the villa and overlooks the valley.
The house has a great lawn, including an informal grass tennis court and soccer field, olive groves and a trout stream in the 17ha/40-acre property. There is a little farm with ducks, rabbits, goats and geese 250m/yards away. The pool, 10m/32 x 10 x 32 feet, is set in front of the house with whirlpool area.
